Understanding the 50% Rule in Pinellas County:
The 50% Rule, also known as the Substantial Improvement/Substantial Damage Rule, is a regulation enforced by the Federal Emergency Management Agency (FEMA) and adopted by Pinellas County. It stipulates that if the cost to repair or improve a structure equals or exceeds 50% of its market value before the damage or improvement, the entire structure must be brought into compliance with current floodplain management regulations.

- Applicability: This rule applies to structures located within designated flood hazard areas. It’s crucial for property owners in these zones to be aware of this regulation, especially when planning significant repairs or improvements.
- Determining Market Value: The market value is typically determined by the Pinellas County Property Appraiser’s office. Property owners can access their property’s FEMA 50% value through the Property Appraiser’s website. (pcpao.gov)
- Compliance Requirements: If a project meets or exceeds the 50% threshold, the structure must comply with current floodplain management standards, which may include elevating the building, using specific construction materials, or other measures to reduce flood risk.

Southern Bay Bakery Thanksgiving Pie Orders:
- A new opportunity to order Thanksgiving pies was shared post-meeting. Members can place orders for clients at special pricing, with delivery available for $3 per mile.
- Pies Available: Pumpkin, Apple, Blueberry Cranberry, Blueberry, Cherry, Mixed Berry, Southern Pecan, Chocolate Bourbon Pecan, Key Lime, Chocolate Cream, and Peanut Butter Cream.
- Gluten-free and vegan options are available for an upcharge.
